In what is believed to be the most valuable sale to have ever taken place in the Irish apartment market, an Irish couple based in Asia have paid €6.5 million for a penthouse at Lansdowne Place, the high-end residential scheme developed on the site of the former Jurys and Berkeley Court Hotel in Ballsbridge, Dublin 4.
Although the deal for the three-bedroom plus study unit is understood to have been agreed off the plans in 2017, the sale was completed on December 2nd last according to the latest returns on the Property Price Register. Located on the seventh floor of the development, the apartment in the Blake building extends to 3,454sq ft (321sq m) and is complemented by a roof terrace of 1,879sq ft (175sq m).

The €6.5 million paid for the property is inclusive of the 13.5 per cent VAT applied to the sale of new-builds and equates to a capital value of €1,882 per sq ft based on the apartment’s internal measurements.
To put that figure in some perspective, property developer Pat Crean paid the equivalent of €1,123 per sq ft when he acquired Lissadell on nearby Shrewsbury Road for €13.25 million last July. The off-market sale of the 11,800sq ft (1,096sq m) Edwardian-style mansion was the most-valuable residential transaction in the Irish market in 2021.

While the offering at Lansdowne Place is of course entirely different to that offered by a house on Ireland’s most sought-after stretch, the prices being achieved at the scheme by Joe O’Reilly’s Chartered Land would appear to vindicate developer Sean Dunne’s original, boom-era vision for the site as an exclusive, concierge-serviced enclave comparable to those found in cities such as London and New York.
A further examination of the Property Price Register shows that the sales of 20 apartments were completed at Lansdowne Place at prices in excess of €1 million in 2021.
British-born property magnate and co-founder of Green Reit Stephen Vernon was the first to buy into the scheme, having paid a reported €5 million in spring 2017 to acquire a four-bedroom penthouse with study. The veteran businessman’s apartment apartment extends to 3,672 sq ft (314sq m) inside and is complemented by 2,820 sq ft (262sq m) of rooftop terraces.
Having secured a steady flow of disposals in 2021, joint agents Sherry FitzGerald and Savills will be hoping this year sees an uptick in enquiries and deals off the back of the publicity Lansdowne Place received after it was linked recently to legendary rock star Rod Stewart.
In an interview with the Daily Telegraph last November, Stewart spoke in glowing terms about the apartment he was buying in Dublin 4. “If I get out on my balcony I’m going to see [rugby and football] crowds on a Saturday afternoon. The oceans and beaches, it’s gorgeous,” he said.
While Stewart, who is due to perform at the 3Arena later this year, didn’t name the Ballsbridge scheme, The Irish Times quickly established through industry sources that the 76-year-old celebrity is acquiring a penthouse at Lansdowne Place.

Oscar is a Westie-Bichon Frise cross, not a Rottweiler. But as his owner, our Head Concierge Liam Guerin says, keeping the residents IN Lansdowne Place safe from unwelcome visitors is only one of many duties.

While many Irish banks were forced to sell their art collections during the economic downturn, the Central Bank of Ireland still retains a collection valued at €2 million, with an estimated annual budget of €10,000 to cover maintenance, repair and portfolio valuation.
The Merrion Hotel in Dublin is renowned for its impressive Irish art collection, featuring many artists such as Paul Henry, which hang around the corner in the National Gallery, but a great number of Irish companies have little or nothing when it comes to a collection of art.
Oliver Sears of the eponymous art gallery and Rory Guthrie of de Veresauction house, both offer the opportunity for companies to rent fine art instead of hanging soulless prints on the walls of company headquarters.
“I find it astounding companies are not buying or renting good works of art. Not only is rental tax deductible as an expense for companies, but works that are purchased and hung in a public place for six to seven years can save on the potential capital gains incurred if the works are sold,” says Sears.
Sears first began renting artworks at the request of his accountant – who had been renting pieces – and engaged Sears to curate new works for his office.
“I have just a handful of customers who rent art at the moment, as it is quite difficult to find the person within a company who has both the vision and authority, and really there is no great culture of this in Ireland.”
Guthrie of de Veres’ first foray into art rental began with the Four Seasons Hotel in Ballsbridge [now the InterContinental] in a deal that ran for 15 years. “Its foyer had important works by le Brocquy, Sean Scully and Basil Blackshaw, showcasing some of the finest Irish artists. We curated, installed and insured the works, allowing the hotel flexibility to change them every couple of years.”
Guthrie’s most recent rental curation is Lansdowne Place, the high-end development by Chartered Land, designed by O’Mahony Pike Architects, where sales of penthouse units have exceeded €5 million. Fifty-five works now grace public spaces and show apartments, including pieces by Donald Teskey, Hughie O’Donoghue and John Shinnors.
It makes quite a lot of sense for a developer. What is the point of showcasing high-end units, where the fit-out spend is in the hundreds of thousands, yet the works on the walls are cheap prints, chosen solely to cover up blank spaces.
“For corporate office design, artwork is rarely factored in – and even if it is, it is normally last on the list, which is incredible when you consider the vast space that walls occupy,” says Guthrie.
For Oliver Sears as a gallery owner, the bulk of the artworks he leases are from the gallery’s collections, whereas Guthrie curates on behalf of galleries, artists and also from private client collections.
“The benefit for a private collector with works in storage are the cost of temperature-controlled storage in proper containers along with insurance can be high, whereas these works can earn a living for themselves, rather than incur expense”
The benefits for artists is their work will get greater exposure and help to build their profile.
Prices depend on the value of the work and duration of rental, which can be anything from double figures to four figures per month. For Sears, it is in the region of 3½ per cent of the value of the work on an annual basis, with insurance and installation paid by the client. Guthrie’s system offers the entire package to include installation and insurance.
For corporate spaces, recent research by Cass Business School in London into the difference an inspiring workplace can have on employee productivity found 80 per cent of those questioned felt that art in the workplace improved their sense of wellbeing, whilst 64 per cent agreed it made them feel more motivated.
Trinity College has for years run a scheme whereby students and staff can request artworks from the university’s art collection to hang in their rooms and offices. It seems, though, that this scheme has been suspended for the 2019-2020 season.
One of the perks for each incoming Taoiseach is the opportunity to choose a selection of art from the various State-owned collections to decorate the office, and the Office of Public Works holds a collection of more than 15,000 works used for State institutions here and embassies abroad.
In 2018, US president Donald Trump requested the loan of Van Gogh’s Landscape with Snow from the Guggenheim Museum in New York for his private residence in the White House. Instead, Nancy Spector, the museum’s curator, offered a solid-gold toilet entitled America, in a move that brought many smirks throughout the art world. The same toilet in 18ct gold by Maurizio Cattelan, valued at €5 million, was stolen a few weeks ago, when it was on display at Blenheim Palace in Britain.
Corporate rentals make sense – it doesn’t have to be a Van Gogh, but perhaps a modernist piece that subtly infers a corporate brand, creating a dramatic backdrop to company headquarters. See deveres.ie and oliversearsgallery.ie.

LUXURY LANSDOWNE PLACE APARTMENTS BRING €3M-PLUS PENTHOUSE ON STREAMFrom late last year, architects, designers and anyone with deep pockets clamoured to get across the threshold to scrutinise the Joe O’Reilly-led Chartered Land scheme, designed by O’Mahony Pike Architects, which comprises three pavilion buildings and a long L-shaped structure of four-adjoining buildings that will run almost the length of the site.
They all wanted to see if its claims to offer a quality of craftsmanship and superior finish unrivalled in Ireland really will match the very best of international standards.
In this, phase two of Lansdowne Place, 23 properties are being brought to market at The Blake through joint agents Sherry FitzGerald and Savills.
It includes three penthouses, the smallest of which is a sizeable two-bed plus study unit of 141sq m/1,528sq ft with another 42sq m/456sq ft of outside terrace space priced at €2.15million. The second is a tri-aspect unit, three bedrooms plus study, of 222sq m/2394sq ft in size, with a massive 108sq m/1,165 sq ft of outside terrace space. This is seeking €3.65 million. The rooftop penthouse is the most expensive unit in this phase. The three-bed superspace measures 350sq m/3,772sq ft in size and has additional outside space of 177sq m/1,914sq ft including a private roof-top terrace on the eighth floor. It is seeking €6.5 million.
Earlier this year Stephen Vernon of Green Property purchased another of the super-penthouses for a similar sum. Also in this phase are three one-bed units of 65sq m/703sq ft priced from €825,000.
There are 11 two-bed units. These range in size from 132sq m/1,428sq ft to 134sq m/1,661 sq ft. Asking prices range from €1.5 million to €1.8 million.
Of the 23 apartments, 18 units have what the developers are calling sunrooms, an interesting extra slice of space adjacent to Juliet-balconied windows that can be closed off from the rest of the open-plan living area by fold-back glass doors. In the large two-beds this amounts to another 19sq m/207sq ft of space.
There are four two-beds plus study, with asking prices of between €1.95 million and €2.1 million. There are two three-bed duplex units. Respectively these measure 204sq m/2,206sq feet and 213sq m/2,302sq ft and are seeking €1.77 million and €1.86 million apiece.
Storage
The sense of scale throughout is impressive. There is well-thought out storage in all of the rooms and halls as well as further storage in the garages for traders down worried about where to store a lifetimes’s belongings. Ceiling heights are high, large windows stream light in and there are coffered ceilings and a contemporary take on cornicing in bedrooms . The properties include kitchens with stone counters by O’Connor’s of Drumleck; Gerbrit and Dornbracht products in the bathrooms including monsoon showers as well as bespoke vanity units and stone tiling sourced direct from Portuguese and Italian quarries by the London design team. On the balconies there is hammered granite underfoot.
The five-star hotel feel extends to the facilities which will include a residents’ lounge, library, meeting room, cinema room and hospitality spaces, while a lower floor will comprise a gym, sauna, steam room and treatment rooms. The concierge service is covered in an annual charge of about €5,000.
The scheme, which when complete will comprise 217 units, launched quietly in January with the now sold-out Templeton. In June, units at The Barrington came to the market. To date 40 units have been sold amounting to about €65 million worth of property.
In June one-bed apartments of 72sq m/782sq ft in The Barrington sold for between €825,000 and €850,000; asking prices for two-bed units of 88sq m/954sq ft – 153sq m/1,647sq ft ranged from €900,000 to €1.65 million and three-bed units of 177sq m/1,910sq ft, ranged in price from €1.9 million to €2.25million.
All have been sold off-plans with a swish marketing suite constructed to show off the level of finish and décor options from London-based interior designers Goddard Littlefair. The company is known for its five-star fit-out and has recently been rewarded for its work, by winning industry awards including Interior Designer of the Year at the 2017 Build Awards.
This decision to go across the pond sees the re-emergence of a trend that was last seen in the shiny days of the Celtic Tiger. Edward Square, another D4 luxury scheme on nearby Bloomfield Avenue, is following suit and being fitted out by a London-based firm, Taylor Howes, another global developer favourite. Launching next month, its two-bed units are expected to start from €1 million.
